As stated earlier, the land is capable of supporting between 40 and 64 people. But I need specific skills in order for this base to be able to function. I am not simply going to hope they wander in for protection. They will be employed pre-Z day.
Caribbean islands suffer from a lack of diverse occupations. For example the Cayman Islands gets most of it's income from financial services and tourism. Whilst this has given it wealth, it also puts it in a precarious situation if one of those should fail (economic collapse coupled with a hurricane would literally be the "perfect storm") and they need to diversify. They are by no means alone.
So those who work the farmland would be given housing, power, water and food in exchange for their labour, and a share of the profits from the sale of surplus. (For example. 4 families would use at most 10-15 acres of the produce, leaving 35-40 to be sold locally.) This would mean that the skills are on-site should the worst happen, the land would already have a good crop on the way, and the canned/dry stockpile lasts a lot longer.
